About three acres of freehold land in Brixham with views over the sea and Dartmoor is to go under the hammer.

The plot of land is off St Mary's Hill and Wishings Road, and it's known locally as Wishings Field.

It is currently designated as a village green, but it may be possible to get it de-registered for a different use.

Paul Heather, director at Charles Darrow Auctions, which is auctioning the land, points out that the freehold parcel of land may have the potential for various future uses, subject to necessary consents.

He said: "This freehold land lies adjacent to the South West Coast Path and only a short distance from St Mary’s Bay.

"We understand that the land is designated as a village green, but it may have potential for various uses in the future subject to planning and any other necessary consents.

"The land is located within a residential area and whilst its currently protected, the land can still be sold, but the village green status will still remain.

"It is possible for the freeholder to apply to de-register the land, but there is a process that would have to be followed, which allows for consideration of objections by the Planning Inspectorate.

"Interested parties must also make their own enquiries to Torbay Council with regard to planning and independently satisfy themselves as to the suitability of the land for any use or purpose. This would be in addition to any application for development.”

Wishing's Field is being auctioneered by Charles Darrow Auctions via online public auction on Thursday, April 27.

It has a guide price of £50,000-plus.
