The Property comprises a productive block of Holderness arable land lying within a ring fence suitable for growing cereals, oilseeds, pulses and grass.

The land classified as Grade 3, is generally flat and lies within 0-5 meters above sea level.

The land lies within the Holderness Soil Series and has been extensively underdrained.

Holderness drain forms part of the southern boundary and a network of open ditches provides a layout of irregular shaped fields suitable for modern arable farming.

All of the land is in arable cultivation with the exception of one grass field extending to 13.85 acres.

(The homestead house and buildings are excluded from the sale.)

Location and Access

The land is approximately 2 miles north and south of the villages of Wawne and Routh respectively lying within open countryside. The land does not have any road frontage and access is gained from Meaux Road along Tippet Lane a hardcore road marked A-B and coloured green on the plan.

Basic Payment Scheme

The land is registered on the Rural Land Register and is used to activate Basic Payment Entitlements which are included in the sale. It is intended that the 2018 Basic Payment will be reserved to the Seller and in the event of a sale being completed by the 31st December 2018 the Buyer will provide an indemnity against any breach of cross compliance to the 31st December 2018. (There is a shortfall of 3.64 entitlements)


All of this land was under drained with grant aided schemes during the period 1985-89 and plans are available for inspection.

The land is for sale freehold with vacant possession available on completion.

Method of Sale

The land is for sale by Private Treaty. Interested parties should register their interest with Dee Atkinson and Harrison to be kept informed as to how the sale will be concluded. The Seller reserves the right to conclude the sale by any other means at their discretion.

Early Entry

Early entry will be permitted subject to an exchange of contracts and payment of 20% deposit.

Sporting and Mineral Rights

The sporting and mineral rights are included in the sale in so far as they are owned.

Public Rights of Way

The land is sold with the benefit of all the accustomed or granted rights of way, water, support, drainage, electricity supplies, light, or other easements or quasi easements and restrictive covenants, all existing or proposed wayleaves for electricity, drainage, water, gas and other pipes whether shown on the plan or indicated within these particulars or not and without any obligations to define the same respectively.

1.Crown Farm has the benefit of an unrestricted right of way along Tippet Lane in third party ownership which leads to Meaux Road as marked A-B in green on the plan.

2.There is a wayleave easement in favour of Northern Powergrid for an overhead transmission line which crosses the land.


1.The Buyer will be granted a right of way for agricultural purposes between Points B-C as coloured yellow on the plan for a width of 10 metres.

2.The Buyer will have unreserved rights of access through NG 9641 which is excluded from the sale, for the purposes of ditch/culvert maintenance. Subject to appropriate consents and reinstatement. A section of the ditch marked X-Y has been culverted with a 24 wide concrete pipe.

Nitrate Vulnerable Zone

The land is located within a Nitrate Vulnerable Zone.

Ancient Monument

NG No. 9641 Grass is excluded from the sale and is scheduled under the Ancient Monuments & Archaeological Areas Act 1979 and is subject to the control of Historic England. Reference No. 1007843.


In the event that the sale of the property or any part of it or any right attached to it becomes chargeable for the purpose of VAT such tax will be payable in addition to the purchase price.
