The Vendor reserves the right to complete a sale by any other means at their discretion. Prospective purchasers interested in only part of the land should contact the selling agent to discuss their interest.

Tenure & Possession

The land is for sale freehold with vacant possession available upon completion. The vendor would be interested in continuing to farm the land on a rental or contracting arrangement following completion of the sale if of interest to a purchaser.

Ingoing Valuation

If completion takes place before harvest an ingoing valuation will be payable in addition to the purchase price for the growing crop, cultivations or acts of husbandry undertaken prior to completion. The valuation will be set by Dee Atkinson and Harrison.

Basic Payment Scheme

Basic Payment entitlements are included in the sale. The land is registered with the Rural Payments Agency on Map Sheet TA2171 as Field NG 1237, with 7.92 Ha shown as eligible for activating Basic Payment Entitlements. The Vendor reserves the 2019 Basic Payment Claim and the Purchaser(s) will be required to indemnify the Vendor against crop compliance following completion until the end of the cross-compliance period.

The sporting rights and mineral rights are included in the sale, in so far as they are owned by the Vendor. We understand that the sporting rights are currently in-hand
