South west farm to be splilt could be ideal for smallholders

Looking for a smallholding in the South West? James Baker, head of Strutt & Parker’s Estates and Farm Agency Department in Exeter, Devon is set to launch two farms to the market which should interest those wanting smallholdings.

Blagrove Farm, a 177 acre dairy farm at East Worlington is guided at £1.35m, whilst Trekennard Farm, a 204 acre organic stock farm at Poundstock, but it is being offered as a whole or in 10 lots with paddocks ranging from two acres up to a block of 105 acres, and on the whole has been guided on average at £4,000 per acre.

The seven bedroom farmhouse is readily split into two halves, one which has previously been let out as a holiday cottage. There is also planning consent for a residential five bedroom barn conversion which will be offered separately with a number of farm buildings and eight acres of land.

The sale of Trekennard Farm at Poundstock has already stirred up quite a bit of interest, and such that a sale by formal tender will be set for the farm as soon as the farm is ready to be marketed. Blagrove Farm, a dairy farm, includes a recently built four bedroom agriculturally tied farmhouse, a good milking set up of 10/20 Herringbone parlour with over 28,000 square feet of farm buildings and cubicles for 233 cattle. The land, which is mainly laid to permanent pasture, comprises some good leys and has been used by the vendors for many years as their secondary farm to produce an abundance of silage. The grass does not burn off during the summer and offers an ideal opportunity for an existing dairy farmer or a newcomer to the dairy sector.
